Zero Risk Participation

DGC have developed a unique structure to allow Private Investors to participate in the funding of new-build commercial and residential property developments in the UK and overseas. Our structure allows clients to invest with zero capital risk and all funds are protected with a AAA rated Insurance bond.

For Developers and Owners

Equity for Debt Swap - Distressed Leaseback

We are able to provide Property Owners and Farmers experiencing a tightening of secured debt due to value drops or over-leverage with an exit route for their business by purchasing their property assets and providing the equity required to clear existing debt. Leaseback arrangements are common to allow owners to continue to use their property, replacing high mortgage payments with lower rental payments, enhancing cash-flow.

Structured Credit Enhancement

We are able to provide select property developers with signed contracts and cash deposits from private buyers for 60% to 70% of their units pre-construction within 3 to 6 months. Deposits from buyers eliminates any Mezzanine Debt requirement, whilst holding signed sale contracts and deposits for 60% of a development enhances the developers ability to obtain Senior Debt.

Senior Debt Finance

For Property Developers we are able to introduce private finance for affordable housing, leisure developments, commercial property, and high-end luxury property.
