DGC Business Consulting Ltd (DGC) act as Estate Agents by the definition in the Estate Agency Act 1979 Section 1. Since agricultural land, residential property and commercial property in the UK is not a specified or controlled investment under the Financial Services and Markets Act 2000, DGC are not subject to FSA regulation. DGC Business Consulting Ltd do not undertake any activities that require authorisation from any authority or body in the UK.
DGC provide the following service for clients:
Sourcing of land and property for purchase by investors.
Provision of research and due diligence pertaining to prospective purchases of property by clients.
DGC do not provide any of the following services:
Financial Advice as defined in the Financial Services and Markets Act 2000.
Promotion of any regulated financial product as defined in the Financial Services and Markets Act 2000
Clients.
Any person, persons or company deemed to make a purchase of land or property through DGC. DGC act on behalf of their clients.
Vendor.
Where DGC are not the owner of a property purchased via DGC, the vendor is deemed to be the owner of said property. DGC may undertake marketing activities on behalf of vendors to secure the sale or purchase of land or property deemed to be suitable by DGC.
Due Diligence
DGC undertake to perform the required due diligence on behalf of clients before the purchase of land or property through DGC. Where required, suitable legal advice and legal activities such as any title checks required by law, will be sought by DGC on behalf of clients and performed by a qualified, regulated Solicitor or other suitably qualified person or persons.
Further due diligence may be undertaken by DGC to ascertain the suitability of a vendor, land or property sought for purchase by a client of DGC.
Where any special licence or authorisation is required to carry out any part of any transaction presented by DGC Business Consulting Ltd, such as conveyencing or client fund handling, an appopriately licensed person or business such as a trustee or solictior will carry out said activities.
